Annual Boiler Service: What UK Homeowners Need to Know

A boiler service is one of those jobs that's easy to put off, until the boiler breaks down on the coldest morning of the year. In the UK, annual servicing is the industry standard recommended by every major manufacturer and Gas Safe Register, the official body overseeing gas safety in Great Britain.

Why Annual Servicing Matters

Most boiler manufacturers require evidence of annual servicing to keep the warranty valid. Beyond the warranty, a well-serviced boiler runs more efficiently, which means lower gas bills. The Energy Saving Trust estimates that a well-maintained boiler can be up to 10% more efficient than a neglected one.

There is also a safety argument. A faulty boiler can produce carbon monoxide, a colourless, odourless gas that is responsible for around 60 deaths per year in England and Wales, according to the Office for National Statistics. Regular servicing identifies faults before they become dangerous.

What Does a Boiler Service Include?

A standard boiler service typically covers:

  • Visual inspection of the boiler, flue, and pipework for signs of damage, corrosion, or leaks
  • Checking the boiler flame: the flame should be blue and stable; yellow or orange suggests incomplete combustion
  • Testing combustion performance using a flue gas analyser to verify the boiler is burning gas efficiently and safely
  • Checking controls and safety devices including the thermostat, pressure gauge, and expansion vessel
  • Cleaning the heat exchanger and burner to remove debris that reduces efficiency
  • Checking for error codes on modern condensing boilers
  • Inspecting the condensate pipe: this is the white pipe that drains acidic water away, and it can freeze in cold weather

At the end of a service, the engineer should provide a service record in writing.

Who Can Service a Boiler?

Only a Gas Safe registered engineer can legally work on a gas boiler in the UK. You can verify any engineer's credentials on the Gas Safe Register website using their registration number. Every registered engineer carries a Gas Safe ID card. Always ask to see it before work begins.

Be cautious of anyone offering very cheap services via social media without verifiable credentials. Unlicensed gas work is illegal and dangerous.

How Much Does a Boiler Service Cost?

Prices vary by region and provider:

  • Independent Gas Safe engineer: £60 to £90
  • British Gas or similar large provider: £90 to £120
  • Annual boiler cover plans: typically £15 to £30 per month, which includes a service and may cover repairs

Many energy suppliers and independent providers offer boiler cover plans that bundle the annual service with breakdown cover. Whether these represent value for money depends on the age and condition of your boiler.

When Should You Book?

Late summer or early autumn is the best time to book, before the winter rush. Engineers are typically less busy in August and September, meaning shorter waiting times and sometimes lower prices. Avoid leaving it until November or December when demand peaks.

What If You Rent?

If you are a tenant, your landlord is legally required under the Gas Safety (Installation and Use) Regulations 1998 to have all gas appliances in the property serviced annually by a Gas Safe registered engineer. They must provide you with a copy of the gas safety certificate (CP12) within 28 days of the check, or before you move in.

If your landlord has not provided a gas safety certificate, contact them in writing. If they fail to comply, you can report them to the Health and Safety Executive (HSE).

Keeping a Record
